Simple, thorough, evidence-based

Four steps.
Complete clarity.

From listing URL to full property analysis report. Here's exactly what happens after you paste that URL.

1
Step 1

Paste the listing URL

Copy the full URL from your browser when you're viewing a property on Rightmove. That URL contains everything we need to identify the property.

Example URLs we accept

rightmove.co.uk/properties/123456789#/

rightmove.co.uk

After pasting the URL, you'll complete a secure payment of £9.99 via Stripe. Your card details are handled entirely by Stripe — we never see or store them.

2
Step 2

Confirm the full property address

After payment, you'll be asked to confirm the full postal address of the property. This is a required step — and here's why.

ℹ️
Why we need the address
Rightmove don't share the property address in their listing URLs. But many of our key data lookups — Land Registry Price Paid records, EPC certificates, planning application history — require the full postal address to return accurate results. Without it, we can't run a precise analysis for your specific property.

The address takes under a minute to confirm and is used only to retrieve official data for your report. We don't store it beyond report generation.

3
Step 3

We run the analysis

Behind the scenes, our system queries 12 official data sources simultaneously and synthesises everything into a structured analysis.

🧠
Data-enabled analysis
We don't just retrieve data — we interpret it. We identify when the asking price diverges from comparables, flag risks that need attention, and generate specific, tailored negotiation guidance for this property and this market.

Frequently asked about the process

No account needed. You provide an email address for report delivery and that's it. We don't store any personal data beyond what's needed to send your report.

This is rare, but if a listing is removed before your report generates, we'll refund you in full. Email hello@offerhound.co.uk.

Yes — flats, terraced houses, semis, detached, new builds, period properties. Our analysis adapts to property type and adjusts comparables accordingly. New builds have some limitations as they may lack comparable sold price data.

The structure is the same, but the content adapts to the property. Higher-value properties typically have fewer direct comparables, so we expand our search radius and explain the methodology clearly. The negotiation strategy also accounts for typical price dynamics at different price points.
