What information do I need to provide?
Just your name, email address, and either the property's full postal address or a link to the Rightmove or Zoopla listing. We extract everything else — asking price, property type, size — from the listing data and public records.
How long does it take to receive my report?
Most reports are ready within 5–10 minutes of payment. We query multiple live data sources in real time, so there's a short processing window. You'll receive your PDF by email as soon as it's ready.
Can I see a sample report before buying?
Yes — enter your email and we'll send you a sample report immediately. It uses a fictitious property but shows all 12 analysis sections and a real example offer strategy.
Is this the same as a RICS survey?
No. A survey inspects the physical condition of the building — we don't visit the property. OfferHound analyses public data: comparable sold prices, flood risk, energy ratings, crime stats, schools, and tenure. Think of it as the research a buyer's agent would do, not a structural inspection.
Does it work for any property in England and Wales?
Yes, for the vast majority of properties. We rely on national government data sources so coverage is comprehensive. New builds and very recently listed properties occasionally have limited comparable data — we'll flag this in the report.
What if the property isn't found?
If we can't locate your property in the available data sources, you'll receive a full automatic refund. We verify the address before charging you — so you'll know upfront if there's an issue.
Is my data safe?

Does this replace a solicitor or conveyancer?
