No — they work fine independently. The Extension is great if you're actively browsing and want context on lots of properties. The Report is great when you've already found the one. That said, most serious buyers do use both: the Extension to shortlist smarter, then the Report on the property they actually want to offer on.

The Extension is £4.99 per month. There is no free trial — you can cancel anytime, and your access continues until the end of the billing period. No long contracts, no hidden fees, no auto-upgrade to a "Pro" tier (we don't have one).

The fair value comes from HM Land Registry sold-price data — the actual prices people paid, not asking prices. We use comparables within 0.5 miles sold in the last 12 months, weighted by distance, recency, floor area (from the EPC Register) and property type. The result is an evidence-based range with an explicit waterfall showing every adjustment — not a black-box number.

Both the Extension and the Report work with Rightmove listings, which cover the majority of UK properties for sale.

Yes. For the Report we only use your email to deliver the PDF — we don't sell your data and don't retain the property URL beyond report generation.
