Canine Collective LLC (trading as "OfferHound", "we", "us", "our") is committed to protecting your personal data. This Privacy Policy explains how we collect, use, and protect your information when you use our website and property report service.
We comply with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
1. Who we are
Canine Collective LLC (trading as OfferHound) is the data controller for personal data collected through offerhound.co.uk. For questions about this policy, contact us at hello@offerhound.co.uk.
2. What data we collect
When you purchase a report, we collect:
- Email address — to deliver your report
- Property URL — the Rightmove listing URL you provide
- Property address — extracted from the listing so we can geocode comparables and search public datasets (Land Registry, EPC, planning)
- Payment data — handled entirely by Stripe; we receive only a transaction reference. We never see or store your card details.
- IP address and basic usage data — collected automatically for security and fraud prevention
We do not collect your name, phone number, or physical address.
When you use the OfferHound Chrome extension, we receive the following data so we can return deterministic insights on the Rightmove listing you are viewing:
- Listing views and URLs — the Rightmove listing identifier/URL you are viewing, sent to our API to run the lookup
- Property attributes — asking price, postcode, bedrooms, square footage, property type, tenure/lease term, EPC rating and agent name where shown on the listing — used to compute the on-page insights and look up Land Registry comps, schools, transport, flood, broadband, EPC and HPI data for that area
- Listing snapshots — a structured snapshot of the listing's public details, used to generate and (briefly) cache the insight panel
- Usage events — which insights you open/interact with and basic timestamps/error codes, used to monitor reliability and improve the product
- An anonymous buyer ID — a random identifier generated in your browser (not your name or email) that lets us de-duplicate and rate-limit lookups and tie your entitlement to your install; it is not linked to your real-world identity
- Subscriber email — only if you subscribe and enter your email to unlock Pro features: it is sent to verify your subscription against our payment processor (Stripe)
- Entitlement token — if you subscribe, a token is issued and stored by the extension to unlock Pro features; it is sent with lookups to confirm your access
The extension does not collect your name, your browsing history outside the Rightmove listing you are viewing, your saved searches, cookies, form contents, or data from any other tab. It does not place advertising or analytics cookies in your browser. If you do not subscribe, no email is collected.
3. How we use your data
- Email address: To deliver your property report and, if you opt in, to send occasional product updates. You can unsubscribe at any time.
- Property URL: Used solely to generate your report. We do not retain the URL after report generation is complete.
- Usage data: To improve the service, diagnose technical issues, and prevent fraud.
We never sell your personal data to third parties. We never share your email address with estate agents, property portals, or any other commercial party.
4. Legal basis for processing
- Contract performance — processing your order and delivering your report
- Legitimate interests — fraud prevention, service improvement, security
- Consent — marketing emails (opt-in only)
5. Data retention
- Property URLs: deleted within 24 hours of report delivery
- Email addresses: retained for 24 months from last interaction, then deleted unless you have an active subscription or outstanding order
- Transaction records: retained for 7 years to comply with financial regulations
- Usage logs: retained for 90 days
6. Third-party processors
We use the following third-party services to operate OfferHound:
- Stripe — payment processing (Stripe Privacy Policy at stripe.com/gb/privacy)
- Railway.app — cloud hosting infrastructure. All OfferHound data (transactional records and short-lived listing lookups) is stored in Railway's EU region (Frankfurt / Amsterdam) — your data does not leave the EU/UK.
- Anthropic — data-enabled analysis for report generation (data subject to Anthropic's API privacy terms)
All processors are subject to data processing agreements and handle data only as instructed.
We do not sell personal data to any third party. Property URLs and postcodes submitted via the extension or the report flow are used only to query public datasets (Land Registry, Energy Performance Certificates, planning records, postcodes.io, police.uk, the Environment Agency, Ofcom Connected Nations) and never shared with estate agents or commercial data brokers.
6a. Browser extension data
The OfferHound browser extension (Chrome / Edge) is designed to be privacy-respecting. In full:
- Free use needs no account. Until you subscribe, the extension does not ask for your name or email. It does generate an anonymous buyer ID (a random value, not derived from any personal identifier) to rate-limit and de-duplicate lookups.
- What it sends to our API: the Rightmove listing URL/identifier you are viewing, derived public listing fields (asking price, postcode, property type, square footage, EPC rating, lease term if shown), a structured listing snapshot, usage events (which insights you open, timestamps, error codes), and the anonymous buyer ID. If you subscribe, it also sends your subscriber email (to verify the subscription) and an entitlement token (to unlock Pro features).
- What it does not send: your browsing history outside the Rightmove listing you are viewing, cookies, form contents, your name, or anything from other tabs. No email is sent unless you subscribe.
- Storage (our servers): listing lookups are cached for up to 24 hours in our Railway (EU-region) database to avoid repeat work on the same listing, then deleted. Subscriber email and entitlement records are kept while your subscription is active.
- Storage (your browser): your subscriber email (if provided), the entitlement token, the anonymous buyer ID, and your saved viewing notes and any manually-entered square footage are stored in the browser's extension storage on your device. They never leave your device except as described above.
- We do not sell, share, or trade any data the extension transmits. Ever. Public-dataset lookups (Land Registry, EPC, planning, postcodes.io, police.uk, Environment Agency, Ofcom) are never shared with estate agents or data brokers.
You can uninstall the extension at any time from your browser's extensions page; doing so deletes all locally-stored extension data. To delete server-side subscriber data, email hello@offerhound.co.uk.
7. Your rights
Under UK GDPR you have the right to:
- Access the personal data we hold about you
- Correct inaccurate data
- Request deletion of your data ("right to be forgotten")
- Object to processing based on legitimate interests
- Withdraw consent for marketing at any time
- Lodge a complaint with the ICO (ico.org.uk)

8. Cookies
We use only essential functional cookies to operate the service (session management, fraud prevention). We do not use advertising, tracking, or analytics cookies without your consent.
9. Changes to this policy
We may update this policy from time to time. Material changes will be communicated by email to customers with active accounts. The "last updated" date at the top of this page reflects the most recent version.
