Terms of Service

These Terms of Service ("Terms") govern your use of OfferHound (offerhound.co.uk) and the property report service provided by Canine Collective LLC (trading as "OfferHound", "we", "us"). By purchasing a report, you agree to these Terms.

1. What OfferHound provides

OfferHound offers two products, both built on publicly available data sources including HM Land Registry, the Environment Agency, the EPC Register, local authority planning portals, Ofsted, Ofcom Connected Nations, and other official datasets:

  • OfferHound Report — a one-off PDF property intelligence report on a specific listing, delivered by email after payment.
  • OfferHound Browser Extension — a Chrome / Edge extension that displays property intelligence in-line on every Rightmove listing the subscriber views.

Both products are provided for informational and decision-support purposes only. They constitute analysis and opinion based on available data, not professional surveying, legal, financial, or mortgage advice.

2. What our reports are not

  • A RICS survey or structural assessment
  • Legal advice on title, planning permission, or contract terms
  • Financial or mortgage advice regulated by the FCA
  • A guarantee of the property's value or condition
  • A guarantee that you will successfully negotiate a lower price

We strongly recommend obtaining a RICS survey, instructing a qualified solicitor, and taking independent mortgage advice before completing any property purchase.

3. Payment and pricing

Reports are priced at £9.99 per property (or the price displayed at the time of purchase). Payment is processed by Stripe as a one-off charge. Reports are delivered to the email address you provide after payment confirmation.

Extension is priced at £4.99 per month, billed monthly via Stripe. Your subscription auto-renews on the same date each month at the then-current price (any price changes are notified at least 30 days in advance by email).

All prices include VAT where applicable.

4. Cancellation policy (Extension subscription)

You can cancel the Extension subscription at any time from the Stripe Customer Portal (linked from the extension popup's "Manage Subscription" button) or by emailing hello@offerhound.co.uk. Once you cancel:

  • Your extension remains active until the end of the current paid month.
  • You will not be charged again.
  • We do not refund partial months — if you cancel one week into a month, the extension stays active for the remaining three weeks rather than refunding the unused portion.

If you'd like an exception (e.g. you were charged after intending to cancel), email us — we'll handle it case-by-case.

5. Refund policy (Reports)

We will provide a full refund or a replacement report if:

  • We analysed the wrong property due to an error on our part
  • Your report is missing one or more major sections
  • There is a material factual error in the data we present
  • We are unable to generate a report for your property
  • The listing was removed from Rightmove before we could generate the report (refunded automatically)

We do not provide refunds because:

  • You changed your mind about the property
  • The property sold before you could use the report
  • You disagree with our fair value assessment
  • Your negotiation was unsuccessful

To request a refund, email hello@offerhound.co.uk within 14 days of purchase.

6. Data accuracy

We source data from authoritative government datasets and make reasonable efforts to ensure accuracy. However:

  • Government datasets may contain errors or be temporarily unavailable
  • Land Registry data is typically updated with a 1–3 month lag
  • EPC data may not reflect recent improvements to the property
  • Planning data may not capture very recent applications

We clearly indicate data sources and limitations within each report section. Where data is unavailable, we say so rather than estimate.

7. Intellectual property

Your report is licensed for your personal use only. You may not redistribute, resell, or publish report content without our written permission. The underlying methodology, software, and brand are the property of Canine Collective LLC.

8. Limitation of liability

To the maximum extent permitted by law, OfferHound's liability to you in connection with any report is limited to the amount you paid for that report (£9.99 or the applicable purchase price).

We are not liable for any property purchasing decision you make, any financial loss arising from your negotiation outcome, or any issues with the property that were not reasonably detectable from publicly available data.

9. Governing law

These Terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to these Terms

We may update these Terms from time to time. Continued use of the service after changes constitutes acceptance of the updated Terms. Material changes will be communicated by email to registered customers.
