How to use OfferHound

OfferHound comes in two flavours — pick whichever matches what you're doing right now.

The Extension (£4.99/month)

  1. Install the OfferHound extension from the Chrome Web Store and pin it to your toolbar.
  2. Browse any property on rightmove.co.uk. The OfferHound panel appears on the right of the listing automatically — no clicks needed.
  3. You'll see a fair-value verdict, comparable sales, EPC, schools, crime, transport, flood and broadband data, plus negotiation signals — all derived from public datasets.
  4. Click the toolbar icon to manage your subscription or sign out.

The Report (£9.99 per property)

  1. Go to /get-started and paste the Rightmove URL of the property you're serious about.
  2. Confirm the full property address (house number, street, postcode) — this lets us pull the exact EPC certificate and Land Registry record.
  3. Pay £9.99 securely via Stripe. No account needed.
  4. Your 25-page PDF arrives by email within 5–10 minutes.

The Extension is for browsing shortlists. The Report is for the one property you're about to make an offer on. Most serious buyers use both.

Extension not working?

I'm on a Rightmove listing but the panel hasn't appeared

  • Refresh the page. Hard refresh: Ctrl + Shift + R on Windows, Cmd + Shift + R on Mac. The extension hooks in when the page loads.
  • Confirm you're on a property page. The URL must look like https://www.rightmove.co.uk/properties/12345678. The extension does not run on search results or agent pages.
  • Confirm the extension is enabled. Open chrome://extensions, find "OfferHound", and make sure the toggle is on. If it's missing, reinstall from the Chrome Web Store.
  • Disable conflicting extensions. Heavy ad blockers and privacy extensions occasionally block our content script — try OfferHound with other extensions paused.

The panel says "Looking up…" but nothing loads

  • This usually means the first lookup is downloading a large public dataset (Ofcom broadband, ~30 MB). Give it 30–60 seconds and then refresh.
  • If it still fails, click the panel header to expand any error messages. Most failures fall back to "data unavailable" for that single block — other blocks still render.

I want to remove the extension

Right-click the OfferHound icon in your toolbar and choose Remove from Chrome…. We don't store anything locally on your machine beyond the extension itself — no cookies, no browsing history.

Report questions

How long does the Report take to arrive?

Usually 5–10 minutes after you pay. We pull Land Registry, EPC, flood, planning, crime, school and transport data in parallel, then compile the PDF and email it. If it hasn't arrived within 30 minutes, check your spam folder, then email us — we'll resend manually.

What's actually inside the Report?

  • A fair-value estimate, with a low/high range, anchored on Land Registry comparable sales.
  • A specific opening offer, hard walkaway, and the percentage gap to asking — all calculated, not negotiated.
  • EPC analysis (energy bill estimate, upgrade cost, MEES compliance for landlords).
  • Flood risk, planning applications nearby, school catchment, crime within 100m/250m, transport links.
  • Vendor intelligence: time on market, price reductions, ownership type, relisting signals.
  • Negotiation scripts: what to say, rebuttals for common agent objections.
  • A 9-section, 25-page PDF you can share with your solicitor or surveyor.

Do you cover Scotland / Northern Ireland?

England, Wales and Scotland are fully supported (the Report swaps SDLT for LBTT in Scotland and LTT in Wales automatically). Northern Ireland coverage is partial — Land Registry comps and EPC are limited there, so we recommend the Extension only for NI listings.

What if my Report has an error?

Email us with the order ID and what's wrong. If the property was misidentified, a data source was clearly inaccurate, or a section is missing, we'll redo the Report free or refund you in full. The guarantee is on the pricing page.

Can I get a Report for a property that's not on Rightmove?

Currently, no — we depend on the Rightmove listing for the floor area, key features, photos and listing date. If the property is on Zoopla or OnTheMarket, ask the agent if they'll re-list on Rightmove (most do).

Can I order Reports in bulk?
